170-53rd-St Once sold, the warehouse at 170 53rd St., in the Sunset Park section of Brooklyn, has numerous possibilities.
NEW YORK CITY—A sprawling block front warehouse in the Sunset Park section of Brooklyn is now being marketed, GlobeSt.com has learned EXCLUSIVELY . The three-story, 164,000-square-foot building is being promoted for a number of potential uses, including a mixed-use space, an event venue or even a facility for television and film productions. Jeffrey Unger and Robert Klein of Kalmon Dolgin Affiliates have landed the agency for the asset. Located at 170 53rd St.—and owned by SCF Realty II—the building is located on Second Avenue and encompasses the entire block along 2 nd Avenue from 53rd to 54th Street. It sits just two blocks away from the N&R subway lines on 53 rd Street and one block from NYU/Lutheran Medical Center. The South Brooklyn site had been home to Catchmaster, d.b.a Atlantic Glue and Paste, a 62-year-old manufacturer of specialty adhesives and coatings, since 1999. The third-generation Frisch family business relocated their manufacturing and office operations to Bayonne, NJ earlier this year. The building is close to Liberty View Industrial Plaza and Industry City, as well as the recently repositioned Whale Square Building on 53rd Street and the recently merged New York University Hospital and Lutheran Medical Center/NYC Lutheran. “We’re marketing the building as a mixed-use, multi-faceted complex that is perfect for creative or technology tenants,” says Klein.  “Preliminary plans for the site could potentially include 164,000 square feet of commercial rental units, 20,000 of retail space on the ground floor along Second Avenue, and 48,000 square feet on each of the second and third floors for creative office or medical space.” He continues, “The building features an abundance of natural light from the large warehouse windows.  We’ve gotten particular interest from the TV and film industry due to the vast, open, column free space available. The space also enables companies to receive lucrative New York City tax benefits provided to this industry.” The ground floor features approximately 64,000 square feet of space, and a 16,000-square-foot center atrium that stands 57 feet high with skylights. KDA also is exploring such uses as venue event space or a beer garden type user for the property. The second and third floors offer a view into the atrium area, while providing great light and air. Kalmon Dolgin Affiliates has been very involved in the Sunset Park area, representing such properties as Liberty View Industrial Plaza at 850 Third Ave., a 1.1-million-square-foot industrial complex, as well as 3913 Second Ave., a 135,000-square-foot multi-story loft building located directly across from the new Brooklyn Nets training facility.
