CHANDLER, AZ—A 100,000-square-foot flex industrial building is going up at the corner of Gilbert and Queen Creek Roads. The flex industrial concept is unique in that it allows a mix of uses within the same tenant space such as retail or a showroom in the same building as office, R&D, a lab, a call center or distribution or manufacturing uses. Construction is expected to begin in July with completion in first quarter 2017, according to developer, The Rockefeller Group . “Chandler remains one of the most desirable locations in the metro-Phoenix market area,” said Chandler mayor Jay Tibshraeny . “Demand for light industrial and manufacturing space is strong and we’re thrilled to be adding The Rockefeller Group’s flex industrial concept to our city.” The city adds that there is a large, well-educated workforce in Chandler and a 12-minute drive west on Queen Creek Road puts potential tenants at Intel’s Ocotillo campus and numerous other Price Corridor employers. The flex industrial concept’s additional benefits include a higher parking ratio (more than 4/1,000 versus traditional light industrial at 1.5 to 2/1000 ) multiple truck loading docks and extra power for heavy electrical needs associated with manufacturing or R&D. Mark Singerman , regional director at The Rockefeller Group’s Phoenix office tells GlobeSt.com: “When we break ground in July and tilt walls in September on Chandler Crossroads, we expect tenants to begin to kick the tires on the building and imagine the location for their medical device manufacturing, pharmaceutical, or computer components business. The types of users are almost endless. Chandler Crossroads can accommodate up to six tenants starting at approximately 16,000 square feet, which means it will appeal to a number of prospective tenants with varying size requirements, including tenants who have outgrown their existing space and need room to expand further.” The single story, 100,000 square-foot-building is located on 9.4 acres and will have an interior clear height of 24 feet, truck wells and grade level truck doors for each space, skylights and generous vision glass. “The Rockefeller Group is creating a space for tenants to benefit from the high visibility store frontage on Gilbert and Queen Creek, while also being able to manufacture or distribute their product from the space,” said Micah Miranda , economic development director for the City of Chandler . “The fact that this site provides good traffic counts and convenient access to the Loop 202 is another strong driver of its development. Also, tenants will enjoy easy access to a new logistics center for shipping and receiving.” Phillip M. Breidenbach, Paul A. Sieczkowski and Rob Martensen of Colliers International are marketing the building for The Rockefeller Group.
