LOS ANGELES— Legacy Partners , along with its capital partners Griffin Capital and Silverpeak Real Estate Partners , has announced plans to develop MODA at Monrovia Station, a 261-unit apartment complex. As the name suggests, the project will be adjacent to the newly completed Monrovia Station, which has inspired a transit-oriented renaissance in the city. The project is expected for completion in early 2018. “MODA at Monrovia Station will be a great addition to the surrounding community and transit-oriented district that is planned by the City,” Timothy J. O’Brien , senior managing director of Legacy Partners, tells GlobeSt.com. “The residents will enjoy an ideal lifestyle of high-end amenities, both in their homes as well as in the outdoor courtyards and rooftop areas to enjoy, and all with Old Town Pasadena, Downtown L.A., Hollywood and LAX just a short train ride away.” Through this project, Legacy Partners is looking to participate in this “transit-oriented renaissance” as O’Brien calls it, which started with the new Gold Line station that opened recently. The city is planning to build a transit-oriented district around the station that will include restaurants and entertainment. The district is also expected to fuel future growth in the market. Legacy is looking to balance the local market with the accessibility to the surrounding markets, and so the property itself will be fully amenitized with a clubhouse, fitness center and game room as well as outdoor living spaces that will feature two landscaped courtyards, kitchens, barbeque areas, fire pits and a 4,000-square-foot rooftop terrace. The interior units will have high-end appliances and finishes as well. “We envision residents enjoying easy access to both the local hometown community here in Monrovia, as well as the benefits of nearby transportation to the greater Los Angeles area,” adds O’Brien. Architects Orange is leading the design of the project. Legacy Partners signed a ground lease with the City of Monrovia for the development. The developer leased 2.8-acre parcel of land. The terms of the land lease as well as the representation was not disclosed. The project is one-mile from Downtown Monrovia.
