WAYNE AND KING OF PRUSSIA, PA, AND FLORHAM PARK, NJ—Two buildings in the Philadelphia area owned by KBS Realty Partners, and five KBS assets in Florham Park, NJ, have achieved Wired Certifications from WiredScore, which created the international standard that distinguishes best-in-class Internet connectivity in office buildings.

WiredScore awarded its Gold Wired Certification to KBS properties at 550 East Swedesford Road in Wayne, PA, and 1000 Continental Drive in King of Prussia, PA. Five buildings owned by KBS in the Park Avenue at Morris County development in Florham Park, NJ were also honored. 100 Campus Drive received a Gold award, while 200, 300, 500, and 600 Campus Drive each received a Silver Wired Certification.

“Tenants are increasingly prioritizing tech capabilities when selecting new office space,” says Arie Barendrecht, co-founder and CEO of WiredScore. “Buildings that are unable to fulfill that need will be left behind, with the competition to attract high-quality tenants continuing to intensify. By pursuing Wired Certification for numerous buildings, KBS has demonstrated its strong commitment to connectivity and have further distinguished their portfolio of properties in a crowded marketplace.”

Located less than 20 miles outside of Philadelphia, both properties feature superior tech infrastructure. Encompassing 272,000 square feet, 550 East Swedesford Road offers four Internet service providers for tenants to choose from and features multiple points of entry for cabling to prevent Internet outages. The development also recently underwent $17 million in renovations and now boasts a two-story atrium lobby, fitness center, and landscaped courtyard. Covering 200,000 square feet, class A office building 1000 Continental Drive offers six ISPs and protects against service disruptions by keeping telecom cables in protected, secure risers. Complemented by impressive on-site amenities such as a fitness center, gourmet café, and concierge service, the six-story property has attracted notable tenants including Nationwide and Farmers Insurance.

In Florham Park, just 35 miles from New York City, the Park Avenue complex provides at least four Internet service providers in each building. Notable tenants include BASF, PricewaterhouseCoopers, and McKinsey & Co.

“To meet the needs of our tenants today, we knew our properties had to offer state-of-the-art tech infrastructure,” says Shannon W. Hill, senior vice president at KBS. “We are proud to bear the internationally-recognized Wired Certified seal on properties across three of the markets we operate in, which not only signifies our forward-thinking approach, but also our deep commitment to setting our tenants up for success.”

These certifications are part of KBS' portfolio of eight properties in prime Northeast markets that have achieved Wired Certification, including buildings in Boston and New Jersey. To achieve certification, properties must meet a rigorous set of standards developed in conjunction with the top minds in the tech and commercial real estate industries, including the number and quality of ISPs, the bandwidth capabilities, and the reliability of connections based on the building's infrastructure.
