FORT LEE, NJ—Bridge Marketing, an email marketing firm, will be sending its clients’ messages from a new home in 18,686 square feet of class A office space at the Southpole building at 222 Bridge Plaza South in Fort Lee, NJ. Bridge will occupy the entire third floor of the building. “ Bridge Marketing is experiencing strong growth and needed to expand from a few thousand feet to a much larger space,” says NAI Hanson’s Darren Lizzack , who with Randy Horning represented the landlord in the transaction. “It was important to Bridge that they remained in the Fort Lee market in order to benefit from the unparalleled access to New York City where many of their clients are located, and they also needed the space in a timely manner. The Southpole building was able to offer the prime location and access that Bridge desired as well as an extremely competitive rental rate. We were able to structure a cost for the rent and the buildout and deliver the space in a timeframe that both parties were happy with.” The Southpole building is a 108,000-square-foot, seven story class A office space located at the foot of the George Washington Bridge at exit 73 off I-95 North, offering excellent signage exposure. The building has a newly renovated elevator, lobby and bathrooms. There is ample onsite parking with two levels of below grade parking and covered parking that leads directly into the building’s lobby. The building has on-site property management, solar panels and energy efficient lights and window covers. The premium office space is also fitted with advanced fiber optics, ensuring that future technologies can be easily integrated for tenants. 222 Bridge Plaza South offers direct access to I-95, I-87, Routes 4 and 46, The New Jersey Turnpike and the Palisades Interstate Parkway. The building is situated at the foot of the George Washington Bridge, There are also numerous amenities and restaurants within walking distance of the building. “Fort Lee is experiencing a growth spurt with numerous projects under development,” says Horning . “The Southpole building sits directly in the center of many of these new developments and is positioned to be one of the leading buildings in a newly reenergized area.”
