Perseus Realty Pays $45M for Office/Retail Building in Alexandria

ALEXANDRIA, VA—The company secured a bank loan of $34.3 million to finance its purchase of 2000-2034 Eisenhower Ave., a source tells GlobeSt.com.

ALEXANDRIA, VA—Washington DC-based Perseus Realty has acquired 2000-2034 Eisenhower Ave., in Alexandria, VA from the Hoffman Co. for $44.9 million, or $192 per square foot.  The purchase of the 233,701-square foot building was financed by a bank loan from Citizens Bank totaling $34.3 million, a source tells GlobeSt.com. A request for comment from Perseus Realty by GlobeSt.com was not returned. News of the deal was first reported by Bisnow, although it didn’t provide a purchase price. The publication says Perseus plans to redevelop the site at some point in the future, but the mean time it will keep the property cash flowing. There is a significant component of street retail to the property, totaling around 65,701 square feet. Tenants include Foster’s Grille, Hunan Cafe, Zikrayet and Sumo Japanese Restaurant. The 233,701-square foot property was first developed in 1982 and renovated in 2009.
