AUSTIN, TX—Fourth&, located at Fourth and Chicon Streets in East Austin, is a sustainable condominium and mixed-use community. The project's design philosophy is “full life with a small footprint,” specifically referring to the micro-unit floor plans.

The project is situated on 2.2 acres at the corner of 4th Street, just south of the MetroRail Line and a mile east of Interstate 35. The 130,000-square-foot condominium and mixed-use community includes 97 residential condominium units and 42,000 square feet of street-level commercial space.

Fourth& is Capsa Ventures LLC's latest community. Capsa is an Austin-based real estate developer focused on creating sustainable urban projects. Created entirely by an Austin team, Fourth&'s character reflects local culture.

Rance Clouse, founder and CEO of Capsa Ventures, tells GlobeSt.com: “We are excited to start the construction on Fourth& in the coming weeks and lay a solid foundation for sustainability from ground up. With a comprehensive sustainable design approach not seen before in our city, every aspect of Fourth& has been designed with a focus on green architecture, from the foundation and exterior walls to the solar panels, landscaping elements and interior finishes.”

Built to Austin Energy's Green Building Program standards, the community features rooftop solar panels, electric vehicle charging station, rain garden courtyards and many other desirable sustainable features. When completed in spring 2017, Fourth& will be among the largest mixed-use developments in East Austin and deliver an urban lifestyle with easy access to Austin's employment centers.
