ELIZABETH, NJ—Elberon Development Group and its joint venture partner The Avidan Group, have started on their latest project, a 90,000-square-foot warehouse/distribution facility located at 925 Julia Street within the Elizabeth Logistics Center in Elizabeth, NJ—and the property already has a tenant lined up for half of the building.
The new building, divisible to two units of 45,000 square feet, will feature 36' clear ceiling height, up to 24 docks, T5 lighting and parking for up to 80 trailers when completed in September 2016.
Its location has attracted a diverse group of users to the project including Pilot Freight Services, a worldwide provider of transportation and logistics services. Pilot says accessibility to Newark Liberty International Airport and the seaports of Elizabeth and Newark as the main reason it recently signed on for half the building.
“Today's sophisticated industrial users are looking for modern warehouse space that provides immediate access to a highly skilled labor force and proximity to major ports and airports. Elizabeth Logistics Center not only possesses those attributes but also offers abundant trailer parking – an amenity few can offer in the region,” says Terry Armstrong, vice president of leasing and acquisitions at Elberon.
The development of 925 Julia Street follows on the heels of another build-to-suit the joint venture is currently wrapping up for Seafrigo Cold Storage, also at the Elizabeth Logistics Center. As previously reported by GlobeSt.com, the 140,000-square-foot freezer warehouse at 900 Fairmount Avenue will feature 18 tailboards, 60' clear ceiling height, parking for 35 trailers as well as the ability to maintain temperatures from zero to minus ten degrees Fahrenheit. Completion is expected next month.
In recent years, Elberon says it has been modernizing its two million square-foot portfolio strategically, demolishing older buildings to make room for larger and more modern industrial facilities. Over the past 24 months the firm has delivered close to three quarters of a million square feet of build-to-suits for companies such as Wakefern and Seafrigo.
