WALNUT CREEK, CA—The iconic open-air center, Broadway Plaza, has been a dominant retail destination for the East Bay market since 1951. Macerich launched a major redevelopment at Broadway Plaza in 2013, just after the property opened a new Neiman Marcus. At that time, this highly successful property already had sales of $700 per square foot.
The transformation of Broadway Plaza started by demolishing and replacing about 80,000 square feet of existing retail space as well as two older, inefficient parking structures. The new parking structure offers four levels of parking on the Macy's side. There will be a total of 2,000 new parking spaces added altogether.
Garrett Newland, vice president of development for Macerich, tells GlobeSt.com: “This was a multi-phase, multi-year project. Phase one for buildings one and five fronting Broadway Plaza was completed in November 2015. Phase two for buildings two, three and four, the internal buildings between Macy's and Nordstrom, are scheduled for summer 2016. We did it in phases because Neiman Marcus, Macy's and Nordstrom have remained open during construction.”
With the second phase slated for completion late this summer, this far-reaching redevelopment project involved tearing down the majority of the small shop area to more than double the small shop retail offerings–and add new finishes and refreshed outdoor amenities–all within the same footprint. Macerich is making way for dozens of new retailers–including H&M, Tommy Bahama and others that are relocating from just across the street. The intent is to keep this appealing, open-air, flower-filled center looking much like it always has, to the delight of its loyal fans.
Newland tells GlobeSt.com: “The section of small retailers between Macy's and Nordstrom, which we call Broadway Lane, were of 60s, 70s and 80s era design. We are putting in double-loaded retailers in that corridor, providing more space, and adding fountains, landscaping and seating.”
With a grand total of 315,000 square feet of new space, 50 retailers are set to join the plaza anchored by Nordstrom, Neiman Marcus and Macy's, which completed its renovation as part of phase one in November 2015. Macy's 57,000 square-foot expansion and redesigned 247,000-square-foot store incorporates a new men's department, which moves from a separate location at Broadway Plaza. The larger store debuts a new handbag floor, cosmetics department, jewelry department, watch department, restrooms and more.
New stores opening in the expanded center include Allen Edmonds, Apex, Arhaus, Aritzia, Athleta, Aveda, Bath & Body Works, Boudin Bakery, Clarks, Cocola Bakery, ECCO, Eileen Fisher, Everything But Water, Gap, Godiva, Hanna Andersson, H&M, ivivva, J. Crew, J.Jill, Kiehl's, Kit & Ace, L'Occitane, Lou & Grey, Lucky Brand Jeans, lululemon, LUSH, Madewell, Michael Kors, Nespresso, NYX, Pandora, Papyrus, See's Candies, Solstice, Soma, SoulCycle, Starbucks, Teavana, Tesla, The Walking Company, True Food Kitchen, True Religion Brand Jeans, Vince Camuto, Victoria's Secret, White House/Black Market and Zara (which is slated for the end of 2016 in the space where the former Macy's men's store was located). Two kiosks, Oceane and Wetzel's Pretzels, have been announced.
Newland tells GlobeSt.com: “There are 10 to 12 vacancies left of varying sizes and we've had good tenant interest for the remaining spots.”
