ROANOKE, TX—Constructed in 2010, the building located at 200 Freedom Dr. includes a 54,972-square-foot cooler space maintaining a temperature of 36 degrees and a 35,885-square-foot freezer space maintaining a temperature as low as negative 30 degrees. Albertson’s LLC has retained Binswanger as the exclusive agent for the sale of this 194,836-square-foot single-story freezer/cooler warehouse and distribution facility on approximately 14.29 acres. An adjacent 14.1 acres along the eastern boundary of the property is available separately. Holmes Davis , senior vice president of Binswanger, tells GlobeSt.com: “This is the only ‘new’ grocery distribution facility over 150,000 square feet available in the state of Texas today. It is a unique facility that is a one-of-a-kind opportunity as far as refrigerated distribution space coming available.” The facility is located in the Alliance of Texas Industrial Park , located just off Interstate 35W and Texas Highways 114 and 170. It is less than 20 minutes from Dallas/Fort Worth International Airport and less than five minutes to Alliance Airport. Just less than nine miles from the property in Haslet is the Alliance Intermodal Facility which connects with the BNSF Railway , a class I rail carrier along the western half of the country, with transportation routes spanning more than 32,000 miles from Houston to Vancouver, San Francisco to Chicago. There is a Union Pacific rail line adjacent to the property with the possibility to extend a rail spur to the site. The facility is constructed of 6-inch reinforced concrete floors, concrete tilt walls and a mechanically fastened thermoplastic polyolefin roof, ceiling heights ranging from 34 feet 8 inches to 36 feet 6 inches, steel columns spaced 40 by 45 feet and up to 73 feet 6 inches in the staging area. Key features include 100% wet and dry pipe sprinkler system, a combination of T-5 and T-8 lighting, all utilities, 29 to 9 by 11-foot dock-high doors equipped with 40,000 pound SERCO levelers, dock seals and lights, paved parking for 90 cars, 38 trailer staging spaces, and 18,190 square feet of office space featuring private offices, conference rooms and break rooms. Binswanger is aggressively marketing the property to retail grocery companies, refrigerated food companies including food processing and food distributing providers, as well as wholesale trade such as drugs/druggist sundries, apparel, grocery-related products, beer, wine and distilled alcohol, retail trade such as food and beverage stores, specialty food stores, transportation and warehousing, food services operators and third-party logistics prospects.
