CHICAGO—Oak Brook and the surrounding suburban towns only have a few significant class A spaces left available, and there signs that new construction is set to begin in several areas.

Nicolson, Porter & List, a Park Ridge, IL-based developer, has just unveiled a new build-to-suit opportunity for up to 225,000 square feet of headquarters office or medical office space on the site of the to-be-demolished building at 2200 Warrenville Rd. in Downers Grove. The site has 600 feet of direct frontage on both I-88 and I-355 and a four-way interchange to both highways at Ogden Ave. just three-quarters of a mile away.

“Land for new development is extremely scarce in the Oak Brook-Downers Grove market, and sites with this kind of highway frontage and great access are even more scarce,” says Adam Stokes, principal at Nicolson, Porter & List. “The biggest and most interesting office developments in the east-west corridor have involved demolition of older obsolete structures – you get to combine a mature, in-fill location with all of the benefits of new construction.”
