HOUSTON—A nearly two-acre site at 6017 Memorial Dr., near Wescott Street at the gateway to Memorial Park near Bayou Bend Collection and Gardens, was initially being improved for townhomes. The acreage has been acquired in a development partnership between Stolz Partners, development and investment venture headquartered in Atlanta, GA; Houston-based Sudhoff Companies; and Mirador Group, consisting of architects, landscape architects and interior designers.
The prime parcel, framed by mature trees and adjacent to a bayou tributary, is now being re-platted for a premier, mid-rise condominium: The Sophie at Bayou Bend. Pre-sales are now underway for the seven-story building, which will feature just 42 units on six floors. Residences will range in size from approximately 2,400 to nearly 5,000 square feet. Private terraces will average more than 400 square feet, capturing views of downtown, Memorial Park, Buffalo Bayou and River Oaks Country Club, while creating outdoor living rooms equipped with summer kitchens and fireplaces.
According to Jacob Sudhoff, CEO of Sudhoff Companies, “We are extremely excited about this endeavor. Not only does it formally introduce Stolz Partners–a company with a proven track record of more than $1-billion of residential and mixed-use real estate successes in five states–to Houston, but it also responds to strong Inner Loop demand for upscale, single-floor residences with functional outdoor space, low maintenance fees plus 24-hour attended lobby and convenience.”
Homes will showcase almost 10-foot ceilings, SieMatic millwork, quartz, natural stone and Neolith countertops, Sub-Zero Wolf appliances, Brizo plumbing fixtures, crown and baseboard moldings, oversized closets and freestanding bathtubs. Additional residence highlights include herringbone pattern wood entries and pre-wiring for audio, security, climate and video integration.
Sudhoff tells GlobeSt.com: “We're seeing a strong demand in the Houston market, especially among empty nesters, for stylish, single floor living spaces with terraces large enough to serve as outdoor rooms. Not only is this project lock and leave, but it also appeals to an increasing number of multifamily buyers willing to forgo amenities like a pool and valet for lower HOA fees.”
Common area amenities will include controlled-access entry points, two levels of controlled-access garage space–one adjoining the lobby and the second below–with private garages, a gracious lobby with multiple seating areas, a large fitness center with virtual yoga studio, plus manicured grounds with a dog park, water features, private sitting areas and art installations that also function as play and exercise equipment.
