DALLAS—Three new concepts from Dallas entrepreneur, Tristan Simon , through a new company named Rebees , are slated to open in the second half of 2017. The Victory Park ventures will be located on Victory Park Lane, across from Cinépolis in the former LFT space, covering the entire block between Museum Way and High Market Street. Rebees has formed a venture with Victory Park’s retail partner, Trademark Property Co ., to assist Trademark with food and beverage programming throughout Victory Park and with the overall marketing of the district. Rebees will develop and operate a 4,000-square-foot retail emporium that will focus on locally made goods; develop, own and operate a new 14,000-square-foot co-working office space concept that will include a 3,500-square-foot cafe; and a new 6,000-square-foot restaurant concept. Additional details about the retail marketplace, co-working office space and café concept, and restaurant concept will be released at a later date. Rebees is an advisory, development and management firm that creates unique programming for commercial real estate and hotel projects. “A key element of the new Victory Park’s success lies in attracting partners and tenants that understand the area and our vision for the district and seek to foster it through their efforts,” said Terry Montesi , CEO, Trademark Property Co., Victory Park’s retail partner. “Tristan is a master at creating concepts that resonate with customers and bring vibrancy and activity to the areas in which they are located. We are thrilled that he has committed to invest in the neighborhood and are excited to see the concepts he has in store for Victory.” Simon is best known in Dallas for developing an array of successful dining concepts that include The Porch, Hibiscus, Victor Tangos, Fireside Pies and CBD Provisions . He is also widely credited with leading the revitalization of Henderson Avenue. “Given where it sits, I’ve always felt that Victory Park had great promise as a walkable district but it needed more live-work density to come to life–that density is materializing now and in a very serious way,” said Simon. “ Estein & Associates , who have been owners of Victory from the beginning, never lost faith in the vision. The timing for Victory is right, and I’m thrilled to join Estein and Trademark in an all-out push to make Victory one of the most compelling urban districts in Dallas.” Construction has started on the multi-level, mixed-use building at Victory Park Lane and High Market Street, which will include the eight-screen 750-seat movie theatre operated by Cinépolis Luxury Cinemas-Victory Park, a for-rent residential component consisting of 285 units, and 20,000 square feet of ground floor retail. In addition, construction is underway on the unfinished parking garage across from the W Dallas Victory Hotel to add 22,000 square feet of retail and restaurant space, and a 2,600-square-foot second-floor covered patio connected to a restaurant at the northeast corner of the garage. As part of phase I redevelopment efforts, which began in 2014, raised medians and street lights were removed on Victory Park Lane, along with widening sidewalks to accommodate large outdoor patios, installing new trees, installing elements such as new directories, planters, benches, light poles and banners, and extending the Katy Trail, with dedicated bike lanes on Houston Street. Phase I will continue through fall 2016 with the installation of signage, seating, landscaping and public art. Tristan Simon tells GlobeSt.com: “There’s a fresh and hopeful energy on Victory Park’s streets today that flows from the sight of cranes everywhere and the sense that it’s finally becoming the vital, bustling district it was originally envisioned to be. Our concepts will channel and express Victory’s energy in fun and interesting ways, and we’re helping to recruit quality neighbors who can do the same. When it’s all said and done, I think Dallas will be very happy to have Victory.” Victory Park currently features more than 160,000 square feet of retail, restaurant and entertainment space including newly opened BuzzBrews Kitchen, along with Buda Juice, Café Victoria, Chad Rookstool Salon, Classic Pilates, Cook Hall, Hard Rock Café, The Hangar, Havana Social Club, House of Blues, Jimmy John’s, Joanna Czech, Kenichi, Medina Oven & Bar, Metro Tickets, Naga Thai Kitchen & Bar, Olivella’s Neo Pizza Napoletana, Read Between the Lines, Shooters, Simply Elegant, Victory Park CrossFit, Victory Tavern and V.O.D. In addition, Freshii will open this summer and Cinépolis USA will join Victory Park in 2017.
