CHICAGO—Developer Sedgwick Properties has just broken ground on a 69-unit luxury apartment building in Chicago's Old Town neighborhood, which it expects to deliver in Fall 2017. The seven-story building, located at 301 W. North Ave., will have a mix of one-, two-, and three-bedroom luxury apartment rentals, with individual units ranging from 601 to 1,300 square feet.
“For those seeking urban, luxury rental living on the Near North Side, this development delivers it all,” says Marty Paris, president of Sedgwick. “Located at the intersection of two great Chicago neighborhoods – Old Town and Lincoln Park,” the building “will offer residents the best of each neighborhood: a variety of local neighborhood dining, nightlife and recreational choices at their doorstep, in addition to easy access to the Loop and the city's central business district via plentiful public transportation options.”
Furthermore, this newest addition to the neighborhood “will have the amenities of a large downtown luxury building in a boutique setting,” says Paris. “It's a much more intimate and refined lifestyle, and will be a fresh, luxury choice for renters wanting to live in one of Chicago's most desirable neighborhoods.”
Residences will feature quartz countertops, tile backsplashes, and stainless steel appliances in the kitchen, wide plank flooring, washer and dryer, expansive windows offering generous natural light and stunning views, and private outdoor space for every unit, including rooftop decks for select penthouse units.
Planned building amenities include a rooftop terrace with a wading pool and cabanas, outdoor kitchen, fire pit and lounge seating. Other amenities include a fitness center, community room with a demonstration kitchen, bicycle storage, secure heated parking, and package concierge system. The pet-friendly building also will include about 4,500 square feet of retail space.
“With its ground-floor retail space, the building also will add to the vibrant and pedestrian-friendly commercial activity along North Avenue, which includes Piper's Alley, Second City, Old Town Social and a number of local and national retailers.”
Sedgwick is already very active on Chicago's Near North Side with several luxury apartment developments currently underway, including 1545 W. North Ave. and 1325 N. Wells St. The firm also recently completed a condo building at 1611 N. Hermitage Ave. As with all of its projects, Sedgwick and its affiliates serve as the architect, designer, developer and general contractor for 301 W. North Avenue.
