Facility to Solidify Position in the Rio Grande Valley

MCALLEN, TX—An institutional-quality facility will be located this growing industrial market near the Mexican border in the Sharyland Business Park by year’s end. Pure Development has recently started construction on a new southern Texas distribution and light-manufacturing center for Regal-Beloit . Pure expects to complete and deliver the 208,000-square-foot facility–which is expandable to 288,000 square feet–before the end of 2016. It will also provide logistics support to Regal’s manufacturing plants just across the border. “Regal not only wanted a class-A building at a great value, they wanted it in a very strategic location,” said Pure Development principal Drew Sanders . Josh Aguilar with CBRE’s industrial and logistics division represented Regal Beloit Corporation in the extensive site search and lease negotiations. “Regal investigated options in McAllen and San Antonio before selecting the site at Sharyland Business Park in McAllen,” Aguilar explained. “The new distribution facility’s immediate access to the Anzalduas International Bridge will support its existing operations in Monterrey and Reynosa (Mexico ),and solidify its position in the Rio Grande Valley.” The class A 1,200-acre Sharyland Business Park is directly adjacent to the Anzalduas International Crossing and connects to the most efficient and modern distribution route between Mexico, the United States and Canada. The strategic location and alliance with its cross-border counterparts positions the development to accommodate manufacturers, suppliers and logistics. Sanders tells GlobeSt.com: “Our focus is to consistently provide custom-tailored solutions for our clients, and this project definitely demanded that. We are excited about construction progress to date, and look forward to delivering this important facility to the Regal team by the end of the year.”
