MIAMI—Like his partner at NAI Miami , Timothy Merriman didn’t intend to launch a commercial real estate career. He jumped feet first into the field while he was earning his MBA. Merriman has carved out a niche in Miami’s commercial real estate field. He was recognized as a 2016 CoStar Power Broker for retail leasing. GlobeSt.com caught up with Merriman to understand how he has navigated commercial real estate challenges. GlobeSt.com: How did you get your start in commercial real estate? Merriman: By accident! While I was completing my MBA with a concentration in real estate , Dr. John Wayne Falbey , former director of the MBA in Real Estate Development at Nova Southeastern University informed me to not wait till you finish this degree to get your license and get into the business. I took his advice and did just that working for a company that ultimately got absorbed into NAI Miami. Along the way, I learned I likes the sales side of commercial real estate better than the development side. I am proud to say I have both my degree and my career. GlobeSt.com: What have been some of the key turning points in your career? Merriman: After two years of much frustration, it suddenly clicked overnight. It’s 50% technical knowledge, 50% building long-lasting relationships. Do what is in the best interest of your client and the business will continue to come. You will be successful. Partnering with Ed Schmidt has given me the ability to take what I’ve learned and put it to good use. It allowed me to grow exponentially. GlobeSt.com: What was the biggest challenge you’ve had to navigate in the commercial real estate industry? Merriman: Managing personalities and expectations, especially in the ever-changing economy. When I first started it was during the recession, where expectations did not equal reality. GlobeSt.com: How did you get through that challenge? Merriman: I set expectations with my clients long before I get the assignments and set the tone. Therefore, when things happen as I suspected, it’s not a surprise.
