WASHINGTON, DC--Some 100,000-square feet of class A plus office space has just become available in Washington DC. While this won't do the District's absorption numbers any favors, the news may intrigue tenants looking for a prestigious address and skyline views of the Potomac River and beyond. The building is 600 New Hampshire Ave., NW, part of the 10-acre Watergate Complex. It is owned by the locally-based Bradley Holdings and JLL's Amy Bowser and Seth Benhard have been tapped to market it.

Most of the available space is occupied by Blank Rome, which is merging with Dickstein Shapiro and will be joining the law firm at its offices in Foggy Bottom and Farragut Square. Blank Rome's space at 600 New Hampshire Ave. consists of 70,000 square feet at the top of the building. Translation: a breathtaking view. “It is rare to find a large block of space at the top of a building in the West side of town,” Bowser tells GlobeSt.com. And arguably, this particular skyline view is unique to the District as it overlooks the Potomac River, Georgetown, Rosslyn and downtown Washington.

Asking rates for the space are above the average rent for a West End office, which can range from the mid 40s per square feet to mid 50s, full service. And of course, Bowser says, the rates for the top floor will be significantly higher.
