CHICAGO—The industrial market in the region's western suburbs is seeing a flurry of activity so far this year. Chiquita Fresh North America, LLC, for example, the leading distributor of bananas in the US, has completed a lease at 14407 S. Gougar Rd. within Heritage Crossing in Lockport, IL.
Represented by Michael Connor of JLL, Chiquita has leased 35,039 square feet in the building. Officials from ML Realty Partners, say Chiquita is the eighth industrial tenant to occupy space in the 228-acre business park since its inception.
Dan Leahy, Mark Moran, and John Whitehead of NAI Hiffman represented ML Realty Partners in the transaction. Upon completion, Heritage Crossing, situated directly at the I-355 and 143rd St. interchange, will consist of 12 buildings varying in sizes from 60,000 square feet to 512,265 square feet.
“We are very pleased that Chiquita will join Heritage Crossing,” says Patrick Shannon, vice president at ML Realty Partners. “Our buildings are designed for flexibility and it's exciting to see logistics users of various sizes growing within Heritage Crossing's range of product.”
In other industrial news, Newmark Grubb Knight Frank has been appointed as the exclusive leasing agent for the new Bloomingdale Corporate Center, a 276,250-square-foot, 20-acre, three-building, industrial business park now being developed by the developer IDI Gazeley in Bloomingdale, IL. NGKF represents the contract purchaser, Cornerstone Real Estate Advisers, acting on behalf of an institutional client.
IDI plans to complete the project in the fourth quarter of this year. The three distribution buildings at 255 Madsen, 260 Madsen and 270 Madsen and will be 51,600 square feet, 70,650 square feet and 154,000 square feet, respectively. The facilities will feature substantial loading docks, concrete truck courts, 30' clear ceilings, Ductilcrete floors, T-5 Lighting as well as ESFR sprinkler systems.
NGKF's Elise Couston, senior managing director, Adam Marshall, senior managing director, and Mark Deady, director, will lead the brokerage team.
“There is pent-up demand for high-end, industrial facilities of this size in this well-located submarket,” says Couston. “The Bloomingdale Corporate Center development is the ideal square footage and location to fill this void. Tenants will also benefit from the park's advantageous location, Bloomingdale's myriad of amenities, access to several highways and an institutional ownership group.”
