Mixed-Use Development Gains Traction with Retailers
AUSTIN, TX—In an effort to be a destination that has something for just about everyone, the mixed-use complex adds retailers to its existing office platform.

AUSTIN, TX—Prominently located in central Austin at the busy corner of 38th Street and North Lamar Boulevard, Lamar Central , a four-story class-A office building, exemplifies successful mixed-use redevelopment within the city’s urban core. The site’s previous single-story retail with parking lots fronting the street was replaced by a pedestrian-scaled streetscape with engaging ground floor retail and curved glass that brings interest to the Lamar Street façade. It was recently recognized as the best new office development in Central Texas. It has more than 165,000 square feet of retail and office lease space along with an adjacent 640-car parking garage. The LEED-certified structure was built with energy efficiency in mind. The garage has direct connection to each tenant floor and includes car-charging stations, bicycle storage space and a concrete cistern to collect rain water. Other amenities include floor-to-ceiling windows, patio dining, full-service locker rooms and a landscaped courtyard. The project was a collaborative effort between the Walter P Moore structures and parking groups, and Martinez Moore Engineers . Highland Resources Inc. is the developer behind Lamar Central. Highland has recently signed two new retail tenants for the mixed-use development. Local retailers Campagna Napoli and Finley’s Barber Shop have leased spaces on the ground floor. David Bodenman , Highland Resources vice president, tells GlobeSt.com: “Lamar Central is intended to be family friendly and compliment the surrounding residential communities. Finley’s Barber Shop and Campagna Napoli menswear are quality local tenants that will serve the neighborhood well. Highland is proud to have them join the development.” Campagna Napoli, a luxury men’s store, will open its doors in fall 2016, signing a five-year lease. The Lamar Central location marks the first Campagna Napoli storefront and includes a design by Austin’s Sixthriver Architects . Campagna brings a proven 20-year track record of luxury menswear sales and management to Campagna Napoli, in markets now spanning from Austin to New York City. “We’re thrilled to bring this new direction in men’s clothing to Austin,” said Jason Campagna , owner and managing partner. “Austin has always been a mecca for innovation and style. Campagna Napoli is committed to providing luxury menswear that captures Austin’s character and attitude.” Finley’s Barber Shop, an award-winning, locally owned barbershop for men, has signed a 10-year lease and will open in fall 2016. Founded in 2008 by friends Scott Finley, president, and Darren Peterson , CEO, Finley’s provides personal care services in a relaxed setting, with a focus on the total customer experience. This will mark Finley’s seventh Austin location, along with two locations in the DFW metroplex and plans for expansion to Houston and Denver. “We are so pleased to further expand our presence to better serve our hometown of Austin with the addition of the Lamar Central location,” said Peterson. “The amenities and the neighborhood setting at Lamar Central are just right for us; we can’t wait to open our doors to the community.” Additional tenants at Lamar Central include Kendra Scott Design, Regus, Westlake Dermatology, Pennybacker Capital, Academic Works, AEC , and dining destinations Snooze Eatery and Chameleon Hospitality . “We’re pleased that Lamar Central will now be a destination that has something for just about everyone,” Bodenman says.
