SAN FRANCISCO—As millennials continue to influence commercial real estate, common area amenities are increasingly brought to the forefront to wow would-be renters. It seems every project ups the ante ever so, with most multifamily properties more like resorts than the standard-issue apartments of the past. Gregg Nelson , principal of Trumark Companies tells GlobeSt.com: “We’re focused on creating experiences that impact the living environment. While that demographic group does not want to maintain yards, they want the outdoor lifestyles. As such, rooftop decks are huge and it has become a battle of the rooftop deck in almost all urban projects.” A couple of representative projects developed by Trumark Urban have included the rooftop deck concept and other outdoor amenities. The Pacific is located at 2121 Webster St. in one of the most sought-after neighborhoods. It pairs amenities with service to create a curated living experience. Only 76 residences are available including a limited number of luxury flats, two-story penthouses and three-bedroom townhouses topped off with a roof deck. Sales are underway with a delivery date of summer 2016. Rowan is located at 346 Potrero Ave., at the inflection point where the Inner Mission curves onto Potrero Avenue. Rowan connects with the neighborhood’s industrial past with a cast-in-place concrete structure by Handel Architects. It includes clean lines, polished finishes, open living spaces and abundant light. There are 70 total units, including 11 affordable homes. The 3,200-square-foot rooftop deck has panoramic city views. Many of the city’s finest restaurants, art galleries and music venues are in close proximity. Sales are underway with a delivery date of fall 2016. Knox is located at 645 Texas St. Taking a cue from the surrounding neighborhood, Knox offers a collection of modern one-, two- and three-bedroom residences that reflect the spirit of Dogpatch. Natural amenities include an outdoor movie wall and landscaped courtyard, complete with a butterfly habitat. There are 91 residential units including 11 below market rate homes within the mixed-use project. The project is complete and sales are underway. Nelson continues to tell GlobeSt.com: “We always look for ways to create a sense of place and borrow the amenities of a neighborhood with characteristics that will draw residents in.”
