HACKENSACK, NJ— A 45,912-square-foot medical office building at 155 Polifly Road in Hackensack, NJ, which houses some offices of Hackensack University Medical Center, has been sold. NAI Hanson’s Randy Horning and Darren Lizzack represented the seller, Polifly Plaza Associates, and the buyer, Polifly Group , was represented by NAI Hanson’s Anthony Cassano. A spokeswoman for NAI Hanson would not identify buyer and seller beyond the names of their LLCs, except to say that “buyer and seller are both local investors.” Terms were also not disclosed. “With approximately fifty-percent vacancy at the time of closing, 155 Polifly Road provided the buyer with an enticing value-add opportunity,” says Cassano . “We are continuing to see higher demand for medical office spaces in the Hackensack market and this value-add opportunity is a perfect example. As the healthcare industry moves to a wellness model meant to keep people healthy and out of the hospital, we expect well-located medical office space to remain competitive with investors and tenants.” 155 Polifly Road is a three-story medical office building situated between I-80 and the Hackensack River, providing easy access to Routes 17 and 46 as well as The New Jersey Turnpike. The NJ Transit bus stop and train station located just a short walk away makes the property easily commutable to New York City. Ample covered parking and its close proximity to Hackensack University Medical Center make it an ideal location for doctors and patients alike. Hackensack University Medical Center currently occupies the first floor, leaving 20,269 square feet available for new tenants. The third floor is currently vacant, offering 15,000 square feet of contiguous office space with New York City views.
