SAN ANTONIO, TX—San Antonio has experienced an 18% increase in population since 2000, and is currently the seventh largest metropolitan area in the country. With this population boom comes a boom in healthcare options. One of those healthcare-related entities is Galen College of Nursing , one of the largest private nursing schools in the country. It first leased 24,000 square feet at One Technology Center in 2008 and then grew to occupy 41,808 square feet several years later, while continuing to maintain an extended campus less than three miles away at 4440 Piedras Dr. South. Galen is now expanding to nearly 68,000 square feet at One Technology Center, located at 7411 John Smith Dr. Both Galen entities will now be located at One Technology Center within the South Texas Medical Center area. Suzanne Havekost , managing director of leasing and brokerage with Kennedy Wilson , represented the landlord, Hartman Income REIT Management Inc. , and negotiated directly with the tenant on the transaction. “This transaction was years in the making and resulted in the most ideal scenario for both landlord and tenant,” said Havekost. “One Technology Center is situated in a prime location within the renowned 900-acre South Texas Medical Center, making it an ideal space for a nursing college like Galen, dedicated to supporting the increasing demand in the local healthcare community, to grow. San Antonio is hot right now, and we’re looking forward to continually strengthening our deep-rooted relationships with building owners and managers, like Hartman, across the market.” The city boasts many medical facilities, including the burn treatment facility at the Brooke Army Medical Center and the prestigious University of Health Science Center located in the South Texas Medical Center. When the South Texas Medical Center started in 1961, it consisted of a single hospital. Today, it is made up of more than 75 medically related institutions, more than 45 clinics, 12 major hospitals, one higher education institution, and countless small practices, offices and non-medical businesses. Havekost tells GlobeSt.com: “Here in San Antonio, South Texas Medical Center is the second largest employer with 100,000 employees, so being in the Medical Center elevated Galen’s profile. For Galen to be able to consolidate into one location was a strategic move that provides synergy close to all of the other hospitals.” One of 48 properties operated by Hartman, One Technology Center is a 14-story, 196,000-square-foot office building located on the west side of the South Texas Medical Center. In addition to Galen College of Nursing, the property is currently occupied by a diverse mix of full-floor tenants including the Veterans Administration, University of Texas Health Science Center South, BSG and Progressive Insurance . “Hartman strategically focuses on partnering with entities that further our goal of creating value for our investors,” said Al Hartman, CEO of Hartman. “It was a pleasure working with Kennedy Wilson on this transaction.
