SAN DIEGO—HV Companies has completed the purchase of downtown San Diego's Executive Complex at 1010 Second Avenue for $54.375 million.
Executive Complex consists of an eight-story west tower and a 25-story east tower totaling 333,948 square feet. Prominent tenants include the City of San Diego, law firms Neil Dymott and Gaston & Gaston, and King Chavez Academy. The property was 81% leased at the time of closing.
Louay Alsadek and Hunter Rowe of CBRE represented the seller, Jamison Properties, in the transaction and Tim Cowden of Colliers International represented the buyer. Bryan Clark and Zack Holderman of HFF arranged equity and debt financing on behalf of the buyer.
HV Companies is a private San Diego-based real estate development firm. Among properties it has recently acquired are the 225,000-square-foot Spreckels Building at 625 Broadway, the prominent 1020 Prospect in La Jolla, and the San Diego Blood Bank portfolio of properties in Bankers Hill. Executive Complex represents the third tower downtown on which the firm is either in ownership or in the entitlement process.
