FORT WORTH—Construction is underway at Oleander Apartments , a 327-unit multifamily development located in the south side neighborhood of Fort Worth’s Medical District. The 279,114-square-foot apartment complex is to be built on two separate city blocks, West Rosedale and Oleander Streets, and connected by a bridge over Seventh Avenue. Dallas-based developer Lang Partners selected KWA Construction , a leading general contractor specializing in multifamily developments with a design by JHP Architects . Rent will range from $1,100 to $2,800 a month. “The construction of Lang Partners’ Oleander Apartments will be transformational for the Medical District due to the impressive design and the additional option of high-quality housing for those working and serving in the neighborhood, as well as those looking to be near the Magnolia Entertainment District,” said Brian Webster , executive vice president of KWA Construction. KWA will lead the construction that will connect two five-story wood frame buildings via a sky-bridge, with both wrapped around a six-level concrete parking garage. Plans call for a walkway connection on the third and fourth floor levels as the bridge will provide a crossover to the apartments’ garage, clubhouse, pool and other shared amenity areas. The neighborhood provides a vast amount of high-income employment, and offers many walkable dining and entertainment options. Webster tells GlobeSt.com: “The prime location of Oleander Apartments not only gives residents the luxury of walking to work, but also offers easy access to shops and restaurants. By combining quality living with convenience, Oleander will have a strong, positive impact on the development of the Medical District.” For the project, Lang Partners has received approval for $1.2 million in funding from the tax increment finance district, also for public right-of-way and easement improvements, utility work and streetscape improvements. Oleander Apartments is expected to complete construction in summer 2017.
