CHICAGO—Conor Commercial Real Estate, a member of The McShane Cos., has just begun developing in suburban Woodridge a 145,200 square foot build-to-suit for AMS Mechanical Systems, Inc. It’s just the latest in a series of developments at the company’s Union Pointe industrial business park located at the northeast quadrant of I-355 and I-55. AMS has served the chemical, food, process, manufacturing and power industries for over 50 years. The company will relocate from their current Burr Ridge location into the new Woodridge facility when Conor delivers it in late December. Currently under construction on a 10.6-acre parcel, the building will feature a 31,000 square foot, two-story corporate office component with an atrium lobby, open and private offices, conference rooms and an employee break room. Conor will outfit the remainder of the building to support AMS’ warehouse and manufacturing requirements with a 32′ clear height, five dock doors, seven drive-in doors and an ESFR sprinkler system.   The precast concrete facility will have a contemporary exterior design with storefront windows and a steel canopy at the main entrance. It will also accommodate parking for 14 trailers and 148 vehicles. “AMS considered several locations for their new facility but decided on Union Pointe due to its outstanding highway access, prominent visibility and the pro-business environment within the Village of Woodridge – all of which have been drivers of the park’s tremendous success,” says Brian Quigley , executive vice president of Conor.   AMS joins corporate neighbors Edward Don & Co. , a distributor of foodservice equipment and supplies; Orbus Exhibit & Display Group , a manufacturer and supplier of exhibit and display products; and Kellogg Co. , currently located at Union Pointe.   McShane Construction Co. and Ware Malcomb are providing the design/build construction services for the new headquarters facility. Chris Gary of NAI Hiffman represented AMS in the pre-sale agreement.  Brian Carroll and Jim Cummings of Newmark Grubb Knight Frank represented Conor Commercial.
