Fremont To Get Identity in Downtown Mixed-Use Center

Locale @ State Street is a catalyst project for Fremont’s downtown.

FREMONT, CA— Locale @ State Street is Downtown Fremont’s first mixed-use project. The new transit-oriented residential and retail development, designed by KTGY Architecture + Planning , was made possible through a public/private partnership between the city of Fremont, TMG Partners, Sares-Regis Group and Summerhill Homes . The city of Fremont recently celebrated the groundbreaking of the project. “Locale @ State Street is a catalyst project for Fremont’s downtown. The development team worked closely with the city to create a project that meets the city’s vision for active, pedestrian-oriented mixed use destination,” said Jessica Musick , KTGY associate principal. “The mix of housing types offer residential options in a walkable downtown environment; unlike anything else in Fremont. The character of the architecture and its details lean towards an urban aesthetic, reflecting upon the values and desires expressed by the community.” Located within walking distance of the Fremont BART station, Locale @ State Street will offer 157 residential units consisting of 81 flats and rowhomes, and 76 on-grade attached rowhomes. The community’s amenities will include outdoor spaces with barbecues and seating areas for residents to gather, as well as a fitness studio and bike share program. The development will also include approximately 21,000 square feet of ground-floor, street-front retail and restaurant space directly along Capitol Avenue– to create a vibrant urban experience. Musick tells GlobeSt.com: “The new development will give Fremont’s downtown area a new identity. A strong sense of place is vital to the health and prosperity of a downtown district and Locale @ State Street promises to transform this area. Residents will have a great place to live, work, shop, eat and play. They will also have convenient access to transit, BART and excellent schools. The development is planned to sit adjacent to Fremont’s future civic center and public plaza. Both boomers and millennials want to be located near amenities and have an active, healthy lifestyle. It is still all about location. These buyers of convenience want to be near transit, retail and jobs.” The community will have units ranging from 667 to 1,554 square feet and rowhomes ranging from 1,411 to 2,001 square feet. In the back, rowhome units are provided with individual private garages. On the upper levels, a mixture of stacked flats and three-story rowhomes will provide a wide variety of residential options. Floorplans range from one to four bedrooms and two to four bathrooms, with a combination of private patios or balconies per plan. All the units will be for-sale plans. The development spans six acres and is divided into two parcels, each with a five-story building, a sixth level of underground garage and multiple on-grade rowhome buildings.
