HOUSTON—In stark contrast to Dallas industrial property designs, a property owned and managed by Carson Companies has just been completed. It features a single loaded multi-tenant structure, whereas larger cross dock distribution facilities are more prevalent in Dallas. The Northwest Crossing Industrial Park building H is located at 6410 Langfield Rd. The new concrete tilt-up industrial warehouse totals 177,126 square feet. The dock-high building features a 30-foot clear height, 168-foot truck court and early suppression fast response sprinkler systems. Ware Malcomb designed a 3,973-square-foot office and 3,728-square-foot mezzanine within the space. A separate build-to-suit project created a 49,928-square-foot warehouse with a 3,627-square-foot office. A third tenant improvement in the center of the building created a 62,335-square-foot warehouse with a 3,024-square-foot office. The remaining spaces are currently available for lease and will be built to suit the incoming tenant. Jay Todisco , executive vice president of Ware Malcomb, tells GlobeSt.com: “The Northwest Crossing project combines a modern design esthetic that provides individual tenant entrances (and identity) with specific market-driven building heights and depths. The combination of functionality and timeless design will provide long-term real estate value for our client and their tenants for years to come. This project is a great example of the type of work that our firm is currently doing in the Houston market, which is generally characterized as single loaded multi-tenant buildings compared to the large scale cross dock distribution facilities we are designing in Dallas.” In addition to the architectural and interior design services Ware Malcomb provided for the project, the developer for the project is Investment and Development Ventures . The general contractor for the building shell was Rosenberger Construction LP , and the general contractor for the tenant improvement was StarTex Construction Management .
