MIAMI—The Gateway, a land assemblage in Downtown Miami’s Flagler Street is up for grabs. The commercial anchor site is just east of the Interstate 95 corridor. There is currently no asking price. The parcel sits next to a 300-unit multifamily tower, Flagler on the River, on the opposite side of Interstate 95. Combined, this creates a physical gateway entrance feature into and out of Downtown Miami. Long considered the Gateway to Americas for its international air transportation hub and growing commercial commerce among many nations, Miami has needed a development project like The Gateway to physical define its moniker, according to Scott Hannon, president of G&S Realty Advisors Corp ., which brought the land parcel to market. With major Flagler Street renovations , along with Downtown Miami’s construction boom and cultural development, the Magic City could soon be recognized as a gateway worldwide. “We really believe this is the City of Miami’s most important commercial site being it will not only physically define the city’s name sake as the “gateway” city but would also potentially be a major anchor for the whole West side of Flagler Street and for the Riverfront within the CBD,” Hannon tells GlobeSt.com. “Considering it’s incredible visibility, it would be strategic for a major hotel, office building and or residential rental or otherwise. We—along with adjacent owners—are open to a joint venture with the right developer.” The site offers a potential 245 feet fronting Downtown’s main street in the heart of Miami’s Central Business District. The Gateway would be one of the most visible developments in South Florida, with well over 80 million cars passing by annually. Beyond a hotel , Hansen says the development could include a retail anchor, restaurants, class A offices with Fortune 500 tenants or residential uses. A conceptual spiraling design was created to showcase the site’s potentials. The parcel is across the street from the Miami Art Museum, Cultural Center and Library (proposed for new development). It’s also only one block from major mass transportation including the Miami-Dade County government center’s Metro Rail and Mover stations as well as a bus terminal, one to two blocks from All Aboard Miami’s planned High Speed Rail and Multi-Use Development Project.
