HOUSTON—Phase one of the FMC Technologies Campus at Generation Park has been completed and awarded LEED Gold Certification by the US Green Building Council . Trammell Crow Company is the developer for the six-story, 369,000-square-foot office building and 2,036-space parking garage. Trammell Crow was selected by FMC Technologies to manage the development of its 173-acre campus at Generation Park, located near the northeast corner of the Sam Houston Tollway (Beltway 8). The first phase broke ground in early 2014 and consists of six primary buildings situated on 71 acres, comprising more than 1 million square feet of office, workshop and warehouse space. Each building is connected with covered and landscaped pedestrian walkways. The project also includes a large parking structure, service yard areas, and extensive public and private infrastructure work. “We are pleased the project team has delivered an innovative campus with an inspiring and collaborative work environment–promoting the ability to effectively meet the evolving needs of FMC Technologies’ customers, while offering a healthy work-life balance and amenities for its employees,” says Jim Casey , senior managing director within Trammell Crow’s Houston business unit. “Since beginning this project, achieving a highly sustainable campus as well as a very strong safety record were primary goals for our design and construction teams.” A multi-level parking garage offers preferred parking locations for fuel-efficient vehicles. In an effort to create an inviting landscape and conserve water without having a negative impact on the local clean water supply, a non-potable water supply is provided by Generation Park Management District for landscape irrigation water. In addition, low-flow water fixtures and faucets with sensors are used in all office restrooms. Through careful monitoring and strategic planning, phase one has successfully reduced water use by 20% and achieved an energy-cost savings of more than 34%. “We are proud of the hard work that went into the design and execution to accomplish the LEED Gold recognition. The state-of-the-art campus truly embodies our safety and sustainability core value by operating efficiently to preserve natural resources while providing a safe work environment for our employees and visitors,” says Bob Sullivan , corporate real estate director for FMC Technologies. Gensler was the project architect and managed the LEED certification process. Other members of the design team included Cobb Fendley & Associates Inc. , civil engineer; Clark Condon Associates Inc. , landscape architect; Cardno Haynes Whaley , structural engineer and Wylie Consulting Engineers , MEP engineer. David E. Harvey Builders was the general contractor, and McCord Development constructed off-campus road and utilities infrastructure, along with an adjacent amenity lake with walking trails. Harvey Builders assisted with construction strategies that maximized credits such as construction activity pollution prevention, construction waste management, recycled content and construction indoor air quality management plan, and also achieved an outstanding safety record for the project though proactive programs with the large workforce. Casey tells GlobeSt.com: “This large and complex project required highly coordinated work amongst all the design and construction team members. The on-time delivery, in spite of unusually high rainfall in 2015, is a testament to the strong commitment of everyone involved.”
