OTAY MESA, CA— Murphy Development Company (MDC) has completed the 121,970-square-foot speculative Building 18 at the 2.1-million-square-foot Siempre Viva Business Park (SVBP) in Otay Mesa. The $17.7 million building, built by Lusardi Construction , is the first speculative building completed in Otay Mesa since 2006.

The concrete tilt-up building, located at 2600 Melksee Street , features a 32-foot minimum clear height, 8,000 amps of 277/480 volt power, manufacturing sewer and water capacity, concrete truck courts, wide column spacing and high dock door ratios designed for distribution users.  SVBP Building 18 is the only class A building available in the Otay Mesa market above 30,000 square feet. MDC is planning to start construction on the final class A industrial Building 17 at SVBP, a 79,050-square-foot spec building at 8500 Kerns Street , this summer.  Building 17 will also include state-of-the-art industrial features, making it ideal for manufacturing and distribution companies, according to Andy Irwin , Murphy Development’s senior vice president and director of marketing.  Construction on the building will take approximately six months with completion of the building anticipated by the end of this year.  Both buildings are divisible, offering suites as small as 30,000 square feet.  MDC is offering the adjacent Buildings 18 and 17 to users looking for up to 200,000 square feet on a lease or sale basis. Murphy Development is underway on its next project in Otay Mesa, the Brown Field Technology Park , which is planned for 1 million square feet of corporate industrial space. Grading and installation of the storm drain system are complete.  MDC is planning to deliver a 126,000 square foot spec building next summer. MDC has 5-7 additional buildings designed on the site and can deliver each successive building within six months of lease execution.  The 50-acre BFTP has buildings designed between 75,000 and 500,000 square feet.
