Office Tower Has Space in Otherwise Supply-Constrained Area

DALLAS— The Berkshire is a 184,974-square-foot office tower located at 5950 Berkshire Ln. in Dallas’ Preston Center submarket. The 16-story class-A asset was built in 1984 and is situated at the corner of Berkshire Lane and The Dallas North Tollway. The high-rise underwent a $2.8 million renovation in 2013 that included $1.5 million in renovations to the main lobby, exterior and garages, plus a $1.3 million installation of an elevator touch screen operating system for each of its eight elevators. The control panels operate the elevators and provide news, weather, stock reports and live television. At the time, this was the second building in the nation to install this type of technology and the first in the Southwest. Staffelbach designed the concept and Scott & Reid General Contractors performed the improvements. Building owner Heitman LLC recently awarded exclusive leasing and management responsibilities of the office tower to Stream Realty Partners . Vice president Ryan Evanich and Scott Sowanick of Stream will exclusively lease the building on behalf of Heitman. “We couldn’t be more excited to expand our leasing and property management footprint in the Preston Center submarket,” said Ramsey March , managing director of Stream Realty Partners. “Preston Center is one of the city’s most sought-after submarkets, and offers ample amenities and exceptional access to Park Cities that continues to entice businesses to operate in this area.” The Berkshire is ENERGY STAR-rated and LEED certified. It is 83% leased with approximately 32,000 rentable square feet available for lease within the constrained submarket. Evanich tells GlobeSt.com: “Preston Center is historically one of the best-performing submarkets in the metroplex.
