FORT WORTH—The first non-residential property has broken ground in the new riverside entertainment and housing district located off White Settlement Road in Fort Worth’s west side. Fort Worth-based Fort Capital , the development company behind the city’s new River District , has begun construction on its new 16,500-square-foot sustainable headquarters building. The structure will be located at 105 Nursery Ln. and is slated for completion in February 2017. Previously located at 1000 Foch St., Fort Capital’s new location will house the company’s existing full-time employees while also allowing for future growth. “We are thrilled to not only move into a brand-new office space, but more importantly, be located in the heart of The River District,” said Chris Powers , CEO of Fort Capital. “It’s an area we believe in and can’t wait to see flourish in the coming years.” In addition to housing Fort Capital, the new class-A facility will offer seven to 10 additional office spaces of various sizes, 92% of which have already been leased to RRIG Energy, Jetstream Oil & Gas, Flynn & Watson Architects, Tilden Capital, LP, Blackwing Capital LLC and Panther City Disposal . Fort Capital designed and is building the highly efficient two-story industrial-modern workplace as a tribute to its commitment to environmental responsibility and innovation. Resembling a modern-day treehouse, a number of sustainable design strategies are being incorporated including reclaimed 150-year-old longleaf heart pine wood flooring and paneling, table and chairs made from a local tree trunk slab, reclaimed interior Chicago-style brick from the early 1900s, low-E argon gas-filled glass windows, exterior lighting with automatic timers and photocell sensors, native plants retained from existing site, cellulose exterior wall insulation, ENERGY STAR-qualified appliances, LED lighting, rain sensors and bike hutches to encourage employees to reduce carbon footprints. Powers tells GlobeSt.com: “Our team put a lot of passion into designing what will be the first office building in Fort Worth’s River District. We carefully designed it to blend in with its natural surroundings and with an industrial/Texas vernacular design. Inside, the common spaces will be filled with antique hard pine wood, old Chicago-style brick from the 1900s and much more. We truly feel this building will inspire those who work in it to always be their best. Our long-term vision for The River District includes several office buildings that will hopefully house some of the best and brightest minds in Fort Worth.” Fort Capital unveiled its development plans for The River District to the public in April 2016. The 276-acre community will offer outdoor and indoor entertainment options, housing at multiple price points, unique restaurants, and recreational spaces in a walkable, riverside setting located just three miles west of downtown Fort Worth. In addition to Fort Capital, initial partners, developers and builders include Greystar, James R. Harris Partners, LVG Investments and Village Homes . Residential builders engaged in the project to date are Clarity Homes and Village Homes. Fort Capital was founded by Powers in 2010, and has since invested more than $70 million in residential, student housing and commercial developments throughout Dallas-Fort Worth.
