WestLake Park Two WestLake Park is located in Houston’s burgeoning Energy Corridor submarket.
HOUSTON— Two WestLake Park at 580 WestLake Park Blvd. was developed by Hines in 1982 and designed by architect Skidmore, Owings & Merrill . Hicks Ventures purchased the 17-story institutional-quality office building in 2014. It is located in Houston’s burgeoning Energy Corridor submarket, one of the most notable corporate centers, on the city’s west side, east of Highway 6 between Memorial Drive and Interstate 10. The office property is situated at the epicenter of the 58-acre WestLake Park, a four-building suburban office complex containing a total of 2.8 million square feet. In addition to owning the property, Hicks Ventures is the property and leasing manager, leading leasing efforts for the class-A structure with 454,843 square feet of net rentable office space. Existing tenants are BP and ConocoPhillips . The average floor size at Two Westlake Park is approximately 22,900 square feet, with each floor generally rectangular within the large contiguous blocks. There is a generous lobby presence, and a good mix of open and closed offices. The building has multiple conference rooms and kitchen/coffee areas per floor, along with an on-site cafe and security. An attached (via covered breezeway) multi-level structured parking garage contains 1,228 spaces resulting in a 2.94 to 1,000 parking ratio. The building includes the 67,000-square-foot WestLake Club, an athletic and social club located on top of the parking structure, to round out the amenities. The building earned LEED Silver status and an ENERGY STAR ranking, both in 2013. Patrick Hicks , principal, Hicks Ventures tells GlobeSt.com in this exclusive : “Westlake Park is an irreplaceable location and setting for an office building. The amount of land dedicated to parks and lake and pedestrian ways will not be duplicated due to the dramatic run up in land values over the last cycle. The immense population growth west makes Westlake Park now the center of town.”
