KATY, TX— Katy Ranch Phase I is a 150,000-square-foot, six story class-A office building conveniently located at Grand Parkway and Interstate 10 within Freeway Properties ‘ 130-acre mixed use Katy Ranch Crossing development. The office building was developed in 2015 and is currently 20% leased. There are also plans to develop a phase two on an adjacent parcel. Freeway Properties has selected NAI Partners’ Sam Hansen , senior vice president–office project leasing and Doug Pack , executive vice president– office project leasing as the exclusive leasing agents for its Katy Ranch Phase I office building. “Sam and Doug are a great fit for this building. They understand the market, how to qualify tenants and get deals signed,” says Freeway Properties president Mike Baker . Katy Ranch Crossing is a mixed-use development located near a growing residential community and busy interstate corridor. The development’s location is also ideal for attracting a wide range of consumers and tenants. “We are excited to be a part of the very successful Katy Ranch Crossing development. We look forward to assisting Mike Baker and his Freeway Properties team in the growth and further success of the project,” says Hansen, who will be working the assignment with Pack. Freeway Properties has also successfully developed and leased 364,210 square feet of retail as part of the Katy Ranch Crossing development and is currently under construction for an additional 102,707 square feet. The retail component is currently 99% leased and provides unparalleled access to tenants with walking distance to retail and food amenities of all varieties. Pack tells GlobeSt.com: “With Houston summers, walkable retail, outside of a mall, is hard to find. The Katy Ranch office building, however, is quite unique in that respect and has 300,000 square feet of 100% leased world class retail adjacent to its location which allows office tenants to have easy access to restaurants, entertainment locations and general retail within walking distance.”
