DUBLIN, CA—On a base formerly owned by the military, unused land on the southernmost portion of Camp Parks was acquired through a real property exchange by Brookfield Residential and CalAtlantic Homes . The companies recently broke ground on Boulevard , a 189-acre master-planned housing community that will feature up to 1,995 single-family and multifamily homes. Differentiating itself from other master-planned communities, Boulevard hopes to cultivate a sense of community. “With the launch of Boulevard, the city of Dublin is taking a leap into the next era of innovation and growth,” said Tom Burrill , Bay Area division president, CalAtlantic Homes. “Boulevard has the genuineness of an urban notion layered with the intimacy of a neighborhood experience: transportation accessibility, social spaces, connectivity, residential diversity and innovative programming. This master-planned community is sure to set the bar for future Northern California developments.” The first phase of the community’s models are set to open in 2017. The project will include condos, townhomes and single-family detached homes with expansive windows and balcony spaces to encourage indoor-outdoor living. The master-planned community was conceived with a specific homebuyer in mind: active, urban, connected and progressive. Boulevard will debut social spaces, pocket parks, pedestrian-friendly streets and an interior trail system, as well as programming to encourage connectivity, co-mingling and community. “Our vision is to develop an energetic, authentic community that is buzzing and full of life,” said John Ryan , Bay Area president, Brookfield Residential. “Boulevard is primed to welcome young professionals, tech executives, couples and growing families alike. The design, amenities and location make Boulevard unlike any other community in the area.” The concept of outdoors is a centerpiece at Boulevard. Themed pocket parks include The Office, The Lounge, The Playground and The Kitchen. In addition to the themed pocket parks and multi-use trail system, Boulevard is within walking distance to the Dublin/Pleasanton BART station, appealing to the next generation of homebuyers for whom easy access to public transportation is truly a housing perk. Additionally, the development is adjacent to the Iron Horse regional trail, the scenic 32-mile regional park.
