MIAMI—After JLL acquired the former principals of Cresa South Florida , the tenants-only brand is rebuilding. Cresa is bringing on Jeffrey Hartsook as a principal and industrial team leader. With more than 14 years of commercial real estate experience, Hartsook specializes in industrial and flex property solutions for tenants through market and site analysis, site selection and development strategies, financial analysis, transaction structuring, long-term strategic planning, and post-transaction advice. He will concentrate primarily on the Greater Miami market. “Tenants in the market for industrial space in Miami-Dade County will find lower vacancy, higher rents, and fewer concessions for newer space,” Hartsook tells GobeSt.com. “However, opportunities still exist for tenants that are able to occupy second-generation space.” Most recently, Hartsook served as a commercial associate at Americas Industrial Realty Corp. Previously, he was an associate director at Capital Commercial Group and an office specialist at CBRE . “Companies looking to be owner occupiers and acquire freestanding buildings have limited options,” Hartsook continues. “On the other hand, if a corporation is looking to sell its facility, the market is being generous as we are approaching the highs we saw in the last cycle.” Hartsook has a Bachelor of Science in Political Science from Florida State University in Tallahassee. He is a board member and Secretary of the Commercial Industrial Association of South Florida. He is bilingual in English and Spanish, having earned a Certificado De Asistencia from Universidad International Menendez Pelayo, Santander, Spain. Hartsook joins Cresa South Florida one month after former director of Cushman & Wakefield ‘s South Florida tenant advisory group, Caroline Fleischer, was named managing principal of the office , which includes managing principal Alexander Brown . Fleischer says Hartsook will play a key role in enhancing the firm’s industrial service line. The firm is aggressively recruiting talent and hopes to add up to 12 professionals to that office this year. She says, “Right now, we are in contact with many other like-minded professionals in the industrial and office sectors who share our commitment to our nonbiased tenant rep model.”
