IRVINE, CA— Cushman & Wakefield says that the  Savi Tech Center in Yorba Linda , CA has been sold. Savi Ranch Property Holdings acquired the four-building, 376,808 square foot office/technology campus situated on more than 19 acres. Jeffrey Cole , Jeff Chiate , Ed Hernandez and Rick Ellison with Cushman & Wakefield’s office in Irvine represented the seller in the transaction. The campus was 100% leased to five tenants at the time of sale. Those tenants are an assortment of companies across the technology, healthcare, and housing-related industries. More than 80% of the roster was composed of credit tenants. “The project presented a rare opportunity to acquire a sizable institutional-quality, Southern California asset, while the property’s rent roll represents the best of Orange County’s diverse technology tenant base,” said Cole, an executive director with Cushman & Wakefield. Under the prior ownership’s tenure, more than $13 million had been invested in the property to upgrade the interior and exterior common areas, improve the roof and HVAC systems, and new tenant improvements for all five tenants.

Located at 22705 through 22745 Savi Ranch Parkway , the campus is strategically positioned in Yorba Linda near the intersection of State Route 91 and the 241 Toll Road , providing convenient access to Orange County, Los Angeles and the adjacent Inland Empire employment hubs (ranked as one of the top places in the country to live by CNN and Money magazine, Yorba Linda is located 40 miles south of Downtown Los Angeles, 10 miles north of Irvine and five miles west of the Inland Empire). Further, as a part of the master-planned Savi Ranch business park, Savi Tech Center offers numerous restaurants, retail and hotel amenities within walking distance from the campus. “The surrounding area’s business environment and access to labor is one of the strongest in the nation,” added Cole. “Additionally, Yorba Linda boasts one of the most desirable places to live and work in the U.S., with an affluent population, rolling hills, and immediate access to numerous freeways and amenities.” While the sale price was not disclosed, the transaction is recognized as one of the largest and highest valued office property sales in all of Orange County so far this year.
