CHANTILLY, VA--22 Capital Partners, the private equity company behind the $500 million smart city it is building here, announced earlier this year has announced it has added four new companies to its development team.
They are the Tishman Construction unit of AECOM, a global infrastructure firm headquartered in Los Angeles; TRINITY Group Construction in Herndon, VA; DVA Architects based in Gaithersburg, MD, and Greystar, which will provide pre-construction consulting and property management services.
These four firms join existing project team members Microsoft, George Washington University, Bowman Consulting Group, McGuire Woods and Benton Potter & Murdock.
The Gramercy District as the smart city project is called is envisioned to be a live-work-shop-play area that is wired -- in the broader sense of the word as much of the technology used will be wireless-based -- to support a so-called intelligent living platform using 22 CityLink Smart City In-a-Box platform. Smart office building will be aligned with neighborhood management, sustainable land use and operations. Consumers' smartphone will automatically receive curated deals from nearby retailers. Restaurants automatically recognize their best customers. The latest in business intelligence, in other words, will be the rule not the exception.
The first phase of Gramercy will include 268 luxury apartment units, parking garage, 10,000-square feet of shared office space, 25,800-square feet of retail and up to 40,000-square feet marketplace, retail and accelerator space. This phase is slated to deliver in 2019, followed by the new Ashburn Metro station plaza, another 322 luxury apartment units, 8,000-square feet of shared office space and 25,000-square feet of more retail. Later phases will include a hotel and two high-rise office/retail complexes.
