AUSTIN, TX—At a prime intersection in a western suburb, located on a 2.1-acre site off the northwest corner of RM 620 and State Highway 71, space in the Medical Towers at Bee Cave has already attracted up-and-coming medical-related businesses. Alive and Well wellness center, Lone Star Podiatry and River City Docs are planning to occupy space there.
In addition, Hat Trick Development plans to build a medical office building on the site, with the lead occupant, Hill Country Apothecary, a Lakeway-based compounding pharmacy, intending to launch a comprehensive wellness center. Approximately 80% of the space has been spoken for as part of Hat Trick's unique business model. That model enables tenants become equity owners in the building through the creation of a limited liability corporation for the building. Each tenant's share of the building is based upon the size of the space leased.
Eric Perardi, partner with Hat Trick Development, tells GlobeSt.com: “To be more than 80% pre-leased before beginning construction is a wonderful sign of market demand. We attribute the demand to two key factors: first, an incredible location and second, our unique business model. Our structure allows physicians to have an equity stake in their real estate–in areas dense with patients, yet medically under-served by providers.”
The site is just west of the popular Hill Country Galleria in an upscale growing suburb with a median income of more than $127,000 per household. Approximately 20,000 residents live within five miles of the site, while the median household income for the 78738 zip code is $127,683 per year, according to the US Census Bureau.
“We like targeting medically underserved markets, and so this location is right in our wheelhouse,” said Perardi. “The population has grown quickly in Bee Cave and Lakeway, and this prominent location is easily accessible by a larger number of affluent families.”
Site work is nearly complete, with building construction anticipated to start in mid-September and a slated completion within a year. H+sp (formerly Schneider Halls Design) has been selected as the project's architect, while LJA Engineering Inc. has been tapped as the engineering firm. Structura Inc. is the contractor for the project.
The lead tenant, Alive and Well, will occupy 8,000 square feet dedicated to a cutting-edge comprehensive wellness epicenter. Alive and Well's owner is Adam Metcalf, Pharm D., creator of Hill Country Apothecary. Metcalf feels passionate about bringing the value to the community through a wellness services under one roof to meet a variety of health and wellness needs.
“People are looking for more than the conventional approach of the 15 minutes they get with a doctor that many times doesn't result in long-term wellness. Because of that, they're taking charge of their own well beings,” said Metcalf. “But people get overwhelmed with the volume of information that's out there, or how to find real solutions to their health needs. We aim to be a single source that helps people cut through the noise.”
Alive and Well will feature a meditative indoor wellness garden, yoga/wellness classes and therapeutic services such as three-wave infrared saunas, ionic foot baths, float tanks and an IV vitamin bar. The center will also offer wellness seminars, nutrition consultations, massage and acupuncture services. An integrative doctor will guide the community on the wellness center's integrative approach, which will focus on healing-oriented medicine that takes account of the whole person (body, mind and spirit), including all aspects of lifestyle. The approach coalesces with both conventional and alternative therapies, making use of the best of both worlds.
This project marks Hat Trick Development's fourth property in the Austin market. The firm also recently opened the Medical Towers at Sawyer Ranchin Dripping Springs, and previously renovated the Mueller Medical Plaza on Manor Road in Central Austin. Its principals also developed Cypress Creek Medical Plaza in Cedar Park, which since sold; Medical Towers at Riverplace, a project it recently completed in Northwest Austin that's fully leased; and Medical Towers at ShadowGlen, in Manor, TX.
