BOSTON—Brookline Development Corp. is leading a joint venture to develop a mixed-use project that would replace a synagogue and Mikvah facility and build a new 73-rental apartment building in Brighton.
A joint venture (105 Washington Street LLC) between Brookline Development and the Congregation Kadimah-Toras Moshe and the Daughters of Israel Mikvah filed a Project Notification Form on Friday with the Boston Redevelopment Authority for the project that will involve nearly 100,000 square feet of new development in three buildings at 101-105 Washington St.
The Brookline joint venture filed a Letter of Intent on May 16 with the BRA for the project. The redevelopment will involve the demolition of the existing former three-family home at 101 Washington St. that has served as a Mikvah since the 1960s that will be replaced with a new 5,030-square-foot Mikvah at 103 Washington St. The existing single-family/boarding house building at 105 Washington St. that has been used as a synagogue since the 1940s will also be demolished and replaced with a new synagogue of approximately 9,285 square feet at 101 Washington St.
The new seven-story rental apartment building will feature 73-units totaling approximately 85,330 square feet with an underground parking garage for 64 vehicle spaces and 73 bicycle spaces. In addition there will be 16 parking spaces dedicated for the synagogue and Mikvah. The new residential building will be developed at 105 Washington St., the site of the current synagogue facility.
According to the Project Notification Form, the proposed multifamily building will feature 24 one-bedroom units and 49 two-bedroom units, of which nine will be earmarked as affordable. The partnership is looking to develop the property to qualify for at least LEED Silver.
The Brookline partnership states in documents with the BRA that it hopes to commence construction in the first quarter of 2017 and complete work on the project by the third quarter of 2019. No development cost for the venture was revealed in its filings with the BRA.
The project site is within a few blocks of a $200-million, 680-unit student housing project being developed by Cabot, Cabot & Forbes at 159-201 Washington St. The plan calls for the redevelopment of the 35,000-square-foot St. Gabriel's Monastery and the construction of four new residential buildings ranging in height from four to seven stories at the rear of the property adjacent to Brighton High School and St. Elizabeth's Hospital.
That project is also progressing toward final approval with the BRA. Cabot, Cabot & Forbes filed an Expanded Project Notification Form with the BRA on July 18.
