NEW YORK CITY—The Rudin Family’s office tower at 845 Third Ave. is now 100% occupied, thanks to expansion lease deals with two high-profile tenants. K2 Intelligence, an international risk analytics consulting firm, has expanded its presence at the Class A 21-story office building to more than 35,000 square feet. The firm currently occupies the entire 15th floor and subleases the entire 13th floor of the 360,000-square-foot building in Midtown East. It has taken an additional 5,620 square feet on the 18th floor of the building. Kelly, vice chairman of K2 Intelligence, is scheduled to deliver the opening keynote address at the ALM cyberSecure conference on Sept. 27th and 28th at the New York Midtown Hilton. ALM is the parent company of Globest.com. Kroll Bond Rating Agency is taking an additional 10,840 square feet on a portion of the eighth floor for a six-year term, Rudin reports. The firm currently subleases 25,000 square feet on the entire fourth floor. The expansion on the eighth floor is a direct lease with the property owner. Robert Steinman, vice president of leasing at Rudin Management, represented building ownership in-house in both transactions. David Carlos of Savills Studley represented K2 Intelligence and Kroll Bond Rating Agency in the transactions. While no financial details in both lease agreements were released, asking rents at 845 Third Ave. are $65-per-square-foot.
