ROCKVILLE, MD--The JBG Cos. has started site work on the final phase of the Upper Rock District, a 20-acre mixed-use community in Rockville that is replacing a series of obsolete office buildings some of which are owned by JBG.
This last phase will be devoted to retail. JBG is building three single-story buildings on 4.5 acres, totaling 34,700 square feet.
CVS Pharmacy will encompass 14,600 square feet and is expected to deliver in mid-2017. A 16,000-square-foot MOM's Organic Market will open in fall 2017. An additional 4,100 square feet of leasable space is being developed for restaurant and service retail.
Upper Rock District, which is located about one mile from the Shady Grove Metro at the southeast corner of Shady Grove Rd. and Interstate I-270, was modeled after architect Andrés Duany's concept of New Urbanism, which is the antithesis of urban sprawl.
In 2004 Montgomery County approved Upper Rock's master plan put forth by developer JBG Cos. to develop a mix of residential units, retail and restaurant space, a community park, and office space. That plan was amended two years ago when JGB Cos. submitted a request to replace some of the office space component with retail and restaurant space. The poor office market was the reason. Retail was selected as the alternative use because it was thought that there was too much competing multifamily product nearby including 522 units already at Upper Rock.
