NEW YORK CITY—JEMB Realty has partnered with Forest City Ratner Cos.—a wholly owned subsidiary of Forest City Realty Trust—to develop One Willoughby Square, the first ground-up, office tower built in Brooklyn for the innovation economy in a century.

Forest City Ratner will take an equity stake as the developer and a minority partner in the approximately 500,000-square-foot property.

One Willoughby Square is slated to “celebrate the workplace of the future,” according to the announcement of the partnership behind the project. “The building will establish a new standard of excellence for the creative and tech industries in Brooklyn, utilizing the latest innovations in modern office space and capturing panoramic 360-degree sight-lines of New York Harbor, the Lower Manhattan skyline and Brooklyn.

The announcement continues, “The building will epitomize Brooklyn's world-renowned creativity in every possible way, from design and branding to amenities and tenants.”

The project was announced late last year as part of the city's efforts to develop Downtown Brooklyn as the anchor of the Brooklyn Tech Triangle. Located in Downtown Brooklyn on Albee Square, the world-class building will complement the residential and mixed-use community that is springing up all around the area.

“One Willoughby Square will provide the state-of-the-art office space needed to continue the amazing growth of Downtown Brooklyn,” says JEMB Realty chairman Morris Bailey. “Forest City Ratner is the perfect partner to bring One Willoughby Square to market, with unparalleled experience and commitment in delivering world-class projects in downtown Brooklyn and across New York.”

“We are thrilled to partner with JEMB Realty to make One Willoughby Square a reality,” adds Forest City Ratner president and CEO MaryAnne Gilmartin. “As a true believer and pioneer in downtown Brooklyn office development, we are excited to bring the first modern office tower to Downtown Brooklyn since we completed MetroTech.”

She asserts, “Brooklyn's innovation economy is ready for an iconic tower custom built for 21st century innovation, and we can't wait to deliver it.”
