LIVINGSTON, NJ—Verizon Communications has renewed and expanded its office lease for a total occupancy of approximately 200,000 square feet at Eisenhower Corporate Campus in Livingston, NJ. The 385,000-square-foot class A office complex, at 290 W. Mount Pleasant Avenue, is owned and managed by Eastman Companies and joint venture partner Long Wharf Real Estate Partners of Boston, MA.
Eastman Companies was represented in the transaction by the brokerage team of Jeff Garibaldi, Michael Witko and Scott Garibaldi of The Garibaldi Group, exclusive leasing agent for the property, and Eric J. Maurer, Eastman's director of leasing. Jonathan Meisel and Fred Hyatt of Jones Lang LaSalle represented the tenant.
The lease renewal expands Verizon's current occupancy of more than 154,000 square feet by an additional 44,000 square feet.
In 2008, Eastman Companies began a multimillion dollar capital improvement campaign that renovated and repositioned the property to meet the evolving needs of today's corporate tenants and accommodate a growing millennial workforce, says Michael Schofel, managing partner of Eastman Companies.
“Our strategic reinvestment in ECC has played a key role in a number of new leases and renewals we have secured in recent years,” Schofel says. “Having an internationally recognized tenant like Verizon renew and expand its commitment by 40 percent is a testament to the premier business environment that we have created here. Home to a broad range of corporate tenants—including John Hancock Life Insurance, Veritext and Citrin Cooperman—ECC is comprised of four interconnecting buildings set on 33.5 acres. Campus amenities include a full-service cafeteria with catering capabilities, 24-hour security, electric car charging stations and a 600-vehicle parking structure with LED lighting and enhanced security features. In addition, the fully equipped Eisenhower Conference Center with a 200-seat auditorium is available for a variety of business functions ranging from small meetings to large corporate conferences. On-site fitness amenities include a tenant-only fitness center, personal training at It's Beyond Fitness, indoor cycling at Hills Fit Studio and appointment-only massage services from New Jersey Massage.
