IRVINE, CA—Orange County and the City of Irvine appear to be ready to square off over a proposal to develop 100 county-owned acres just south of the Great Park.

The county hopes to improve the property through the addition of multifamily, hotel and retail developments, but the city says that plan represents a land grab that will cause traffic congestion and interfere with future development. This according to a report by the Orange County Register.

County officials are defending the development initiative, and say they would like to start a public discussion by releasing draft plans for it.

The newspaper says county supervisor, Shawn Nelson, countered last week that Irvine officials want to delay the release of the county's plan until after the November 8 election so the city council can consider Great Park entitlements for private developers, redirecting revenue the county might otherwise collect.

Though the planning document has not yet been released, supervisor Todd Spitzer, who opposes the project, issued a statement last week detailing its scope. It would amount to nearly 1.9 million square feet of office space, 2,103 housing units, 220,000 feet of commercial space and a 242 room hotel, all of which will add 35,000 to 47,000 average daily trips to the area, according to the Register report.

The additional traffic appears to be the crux of the issue the article noted. Future development plans would be in competition for a limited amount of traffic capacity and might be more likely to be red-flagged if the county's development projects are already approved.
