Specifically, trade and logistics companies are migrating to this area in search of class A warehouse space. According to JLL, land constraints in Miami and vacancy rates below 5% have created the need for outward expansion to surrounding areas and towns like Hialeah Gardens. The tiny pocket of real estate with undeveloped land will provide businesses with the modern facilities they seek to build strategically located epicenters from which they can power their distribution efforts.
Premier is getting in on the design-build industrial market action in Hialeah Gardens. The firm is constructing nearly 1 million square feet of modern industrial space. The firm reports these buildings will provide flexible warehouse designs adaptable to future configurations—space that is highly desirable to today's sophisticated industrial end users and beneficial to developers and building owners alike.
Hialeah Gardens is located just north of Miami, a quick drive via Florida's Turnpike, and also offers fast access to neighboring sea and airports. These businesses will be able to pull from a local labor pool from surrounding Broward and Dade counties. Miami-Dade is the most populous county in Florida, with more than 2.6 million residents, and the seventh most populous county in the entire United States.
Walker predicts the entire area is going to benefit from the efforts of pro-business organizations such as The Beacon Council, Miami Dade's official economic partnership organization. This and other partners have helped lead and share knowledge regarding such efforts as the $2 billion in renovations that are improving PortMiami. Those renovations include a tunnel that will connect the port to major interstate roads and a project that will allow mega cargo vessels to dock at the port. Of course, proximity to Miami International Airport can be critical to business success. The airport accounts for 44% of Florida's entire air and sea trade with the world according to worldtrade.org.
