MIAMI—Ownership at One Biscayne Tower just inked an $18 million office lease. Zarco Einhorn Salkowski & Brito, P.A signed a deal for a full-floor of office space in Downtown Miami—that's 26,186 square feet—at the tower.

Cushman & Wakefield vice chair Brian Gale and managing director Andrew Trench represented building owner L&B Institutional Fund in the 15-year office lease. Brent Palmer and Sharon Ellis of Palmer Property Group, together with Zelda Zarco, represented ZESB.

“Relocating to One Biscayne Tower provides Zarco Einhorn Salkowski & Brito, P.A with the opportunity to create first class office space in a great location with an incredible Bay view at attractive lease terms,” Palmer tells GlobeSt.com. “It is one of the last remaining full floors in a class A building on a high floor with a great water view.”

ZESB provides legal services and expertise as trial lawyers in commercial litigation with specializations in the domains of franchising, hospitality, licensing distribution as well as business- and automobile-related legal matters. The Miami-headquartered firm is preparing to celebrate its 25th anniversary. Robert Zarco, the firm's founding partner, says “I started my legal career working at One Biscayne Tower and wanted to complete my legal career at One Biscayne Tower with a symbolic and artistic expression of what my partners, associates and staff have created over the years.”

ZESB leased the entire 34th floor of the building and plans to fully renovate the office space before taking occupancy in mid–2017. Interiors by Steven G and GiGi Alvarez Studios are partnering in the design of the new offices. FTI Consulting, Jackson Lewis, Sedgwick,, Harvard Maintenance, Veritext, Foreman Friedman, Stantec, Flagler Investment, Verizon, CellMark Pulp & Paper and other major law firms are also tenants in the office tower.

ZESB's full-floor lease is the latest leasing success story for One Biscayne Tower, which underwent extensive renovations in 2014. Common areas, vacant spaces and tenant corridors were updated.

“Ownership's investment in the building has paid immediate dividends,” Gale tells GlobeSt.com. “Since the renovation, we have completed more than 200,000 square feet in lease transactions.”

One Biscayne Tower sits in Miami's dynamic business district and is within walking distance of courthouses, hotels, restaurants, high-end retailers and overlooks beautiful Biscayne Bay and Bayfront Park. The building has won five Office Building of the Year (TOBY) Awards from the Building Owners & Managers Association (BOMA).
