MIAMI—Valencia at Doral, a 170-unit bulk condominium offering in Doral, FL, is up for grabs. With such strong interest in Doral in the past year, this asset should bring in top dollar.

Cushman & Wakefield managing director Calum Weaver is representing the seller, Aventura, FL-based investor TIF Valencia, in this disposition. Weaver is co-marketing the asset with Colliers International executive vice president Gerard Yetming.

Valencia at Doral is a 15-building, three-story luxury condominium community developed in 1992. It sits on an 11.8-acre site at 10000 Northwest 45th Terrace. The bulk condo offering gives investors the opportunity to snap up 170 of the 310 units as well as the community clubhouse. The for-sale units total 186,592 square feet and are 97.1% leased.

“The buyer of the remaining 170 units has the best of both worlds,” Weaver tells GlobeSt.com. “The asset offers in-place cash flow with occupied units and the potential to sell individual units at a significant premium.”

The seller has upgraded 114 of the 170 available units with stainless steel appliances, granite countertops, wood cabinetry and hard-surface flooring throughout. These upgrades have commanded an average monthly premium of $344 per month.
