WALTHAM, MA—Taurus Investment Holdings, LLC has sold a three-building portfolio in the Bear Hill Business Park here to a joint venture of Parsada Ventures and KHS Management.
In a deal valued at $14 million, Taurus sold 150 Bear Hill Road, 335 Bear Hill Road and 300 Second Ave. The three buildings located in the suburban Route 128 central corridor total 65,200 square feet of office, laboratory, and research and development space and are nearly fully leased.
According to commercial brokerage firm Transwestern, which represented the seller and sourced the buyer in the transaction, the portfolio is 95% leased. The 300 Second Ave. and 150 Bear Hill Road properties are fully leased, while 335 Bear Hill Road is 90% leased. Notable tenants include Village Fertility and Whale Imaging.
Transwestern partner Chris Skeffington and VP Roy Sandeman brokered the deal. Taurus Investment Holdings, which is headquartered in Boston, purchased the buildings in 2014 as part of an eight-building portfolio purchase that included 60 and 69 Hickory Drive and 255, 300, and 303 Bear Hill Road. Taurus Investment acquired the Bear Hill Business Park portfolio, a 220,000-square-foot office and research and development property, for $35.5 million in the late summer of 2014. At the time the eight-building portfolio was 70% occupied.
“By successfully stabilizing and divesting this three-building portfolio, Taurus has made a strategic decision to focus on the remaining office buildings, which are well-positioned to capitalize on the strong leasing momentum in the Waltham office market,” says Transwestern's Skeffington. “Similarly, the buyers have acquired an attractive portfolio that positions them well as they expand their commercial presence in Greater Boston. The buildings will appeal to a variety of tenants in search of highly functional and flexible space that is centrally located in Waltham's dynamic market.”
