Austin Ranch

CARROLLTON, TX—The popularity of Far North Dallas continues to make it one of the most attractive and active markets in the Dallas-Fort Worth metroplex. According to JLL research, the submarket has 7.3 million square feet of office space currently under construction and 1.7 million completed year to date.

The corporate campus serving as AmerisourceBergen Specialty Group's new regional headquarters will be the largest build-to-suit office campus at Austin Ranch and one of the largest employers in Carrollton. AmerisourceBergen Specialty Group recently completed negotiations for the 300,000-square-foot office lease.

“AmerisourceBergen is the essential partner for pharmaceutical manufacturers and providers; we continue to rapidly grow our capabilities to help our partners to improve patients' lives,” said James Frary, EVP and president of AmerisourceBergen Specialty Group. “As our business grows, so do the needs of our associate population. To that end, we are excited to continue our role as an active member of the greater Dallas-Fort Worth metroplex in a new Carrollton office that is custom built to support our talented and expanding workforce.”

The city of Carrollton is a partner to the corporate community, striving to achieve benefits for both companies and the public. It offers support for the initiatives of corporations such as AmerisourceBergen.

“We are excited to welcome a strong and innovative company like AmerisourceBergen to Carrollton,” said Carrollton mayor Matthew Marchant. “Our strong housing market, schools and amenities make our city an excellent choice for businesses to grow.”

JLL South Central region president Jeff Staubach, managing director Greg Biggs, senior vice president Torrey Littlejohn and market director for the Carolinas Chase Monroe, negotiated the lease on behalf of AmerisourceBergen. Billingsley Company senior vice president Marijke Lantz represented the landlord.

“Austin Ranch provides them the opportunity to grow and strengthen their presence in North Texas, while enhancing the corporate culture and increasing the quality of their client services internationally,” said Staubach.  “This is a tremendous opportunity for everyone involved.”

AmerisourceBergen joins Freddie Mac, Quest, Sanyo, Orthofix and Edward Don at the 1,700-acre master-planned development.

“Every company's future is driven by the quality of employees they can recruit and the environment they create to inspire breakthrough ideas and service,” said Lantz. “At Billingsley Company, we are delivering all the ingredients to ensure our corporate clients succeed and grow. Austin Ranch is rich with these amenities. Location, hills, trails, lakes, indoor and outdoor restaurants all make this a casual, fun and inspiring environment.”

In the second quarter of next year, Billingsley Company will open a new 8-acre retail development near Amerisource's new campus. The restaurant and entertainment site will further enrich the area and give office tenants and nearby residents options for food and leisure. The location is also adjacent to Nebraska Furniture Mart and Legacy West, providing an array of dining options to office tenants.

GlobeSt.com learns that the build-to-suit capabilities of Austin Ranch include more than 700 acres for corporate campuses, and 200 acres for industrial business parks and technological uses. In addition, there are 1,700 acres of green space and rolling vistas in this hill country environment in a growth area of the metro. Located in The Colony, Lewisville and Carrollton, adjacent to Legacy, Frisco and Plano, there is access to Dallas North Tollway, State Highway 121, Interstate 35 and President George Bush Turnpike.
